Spain, like large parts of the developed world, is currently going through a difficult economic period, yet it is a state of affairs that can present great opportunities to investors wishing to find good value and maximise their returns in the medium term.
Though prices have largely levelled out after dropping 30-50% from 2008 highs, there could still be some downward mobility in certain areas and market segments. The average national drop in prices since the downturn began is 22 per cent, but this amalgamates highly diverse figures and throws them all together, a bit like a statistics blender. Investment Europe’s website recently published figures compiled by Fastighetsbyrån, part of Swedish banking group Swedbank, that reveal while sales of Spanish property to British purchasers have dropped by 65 per cent and German sales have also dropped by a less dramatic three per cent, purchases by Scandinavian buyers have increased significantly.
Over the four year period studied by Fastighetsbyrån, 108 per cent more Norwegians and 138 per cent more Swedes elected to invest in Spanish property. Considering the excellent health of both the Norwegian Krone and Swedish Krona, which have risen by about five per cent against the euro as the pound has fallen almost 20 per cent, it is not surprising that comparatively prosperous Scandinavian buyers have been tempted to invest their money in second homes in the sun. Adding to this scenario, Spanish property in some areas has dropped up to 30 to 40 per cent in price, although it has been noted that real estate in the more prestigious parts of the Costa del Sol has held its value rather better than this. When foreign nationals own property or start living part or fulltime in Spain there will always be legal ramifications. Citizens from countries in Northern Europe, be it the UK, the Netherlands, Germany or Scandinavia, will continue to be subject to the legislation, legal codes and tax laws of their homeland, yet if they own assets in Spain, and/or work and live here, they will also fall under Spanish jurisdiction.
Most of us have enough trouble coming to grips with the regulations, bureaucracy and legal language of our own countries, so adding a whole new set of laws in a different cultural, political and business environment can make things rather confusing, quite apart from language issues. This is why many of the larger law firms in areas like Marbella also employ lawyers trained in other parts of Europe, and why there are specialist legal firms catering to specific expat populations. In-house cleaning and maintenance departments play an important part in this, as do the rental managers, who are adept at resolving issues quickly and efficiently, as well as arranging a wide choice of additional services varying from babysitting to private chefs and waiter service.

Nordica has built up a strong reputation as a rentals specialist, but it is also very much a real estate company involved in sales, and has been so, right from the beginning. Where rentals are very much Anna Lena’s department, sales are headed up by Peter, ensuring that this is a family-run business in the true sense of the word.
A vital role within the sales department is played by Susanne Mairena Eriksson, an experienced real estate professional who has pretty much had a lifelong love affair with Marbella. “I first came here from Sweden when I was just ten months old,” says Susanne, whose parents were to visit Marbella twice a year for years to come before buying a property here. “By the time I was a teenager I knew the area inside out, and when a friend and I came to stay at my parents’ place for an extended holiday that turned into a much longer stay.” Continue reading »

In earlier articles we interviewed the teams responsible for short and long term rentals at Nordica, but such a large operation requires an efficient turnover of properties to keep it running smoothly, and at the heart of this is the cleaning and maintenance service managed by Tia Watt-Roy.
Nordica Rentals have almost 500 short term and well over 100 long term rental properties on their books, which represents quite a responsibility in terms of keeping them all sparkling clean, in full working order and ready to receive occupants. The department run by Tia is therefore a vital cog in the machinery that ensures a smooth and efficient operation from the moment of taking a property on, through preparing it for visitors right up to cleaning between departures and arrivals.
